Jinkee, Pacquiao kids tour Beverly Hills mansion

LOS ANGELES, MARCH 30, 2015 (INQUIRER) Nimfa U. Rueda @inquirerdotnet - World boxing champ Manny Pacquiao on Sunday (Monday in Manila) brought his wife Jinkee and their five children, with the family dog Pacman in tow, to their newly purchased home in Beverly Hills.

“I’m very happy that they all liked it,” said Pacquiao, who bought the 10,000-square-foot (930-square-meter) mansion last week.

Sellers Gail and Roger Dauer, who still live in the house, said they made sure they were well-prepared for the Pacquiao family’s visit because they knew Pacquiao needed their seal of approval.

Roger Dauer said he also made sure the bar was well-stocked with orange-flavored Gatorade, Pacquiao’s favorite drink.

“I bought the whole stock at Smart & Final,” he said.

Members of Pacquiao’s extended family also took a tour of the property in the gated hilltop community, including his aunt Lilia Lao.

Maintenance cost

“It’s very beautiful, but I’m a little bit worried about the maintenance cost,” said Lao, who currently manages Pacquiao’s $2.5 million home in Hollywood.

Lao said she was told that the property tax will amount to $180,000 per year, on top of the cost of maintaining the property, which the seller’s agent Elsa Nelson estimated at $50,000 annually.

Lao said she will also need extra help managing the two-storey, seven-bedroom house and the huge backyard featuring a salt-water swimming pool with a fountain and spa, several fire pits and patios.

The house also features a grand entryway with an elaborate spiral staircase and a large crystal chandelier, a chef’s kitchen, a state-of-the art media room and a family room with a sports bar.

Several pieces of furniture that came with the house purchase were designed by actress Jane Seymour in collaboration with famous furniture designer Michael Amini, said the seller’s agent, Elsa Nelson.

Nelson declined to say how much the final selling price was, but said it was very close to the $12.5 million asking price.

“The asking price was just for the house, but they negotiated to include everything inside the house,” said Nelson, who, in turn, negotiated for Pacquiao to include as part of the deal four tickets to the May 2 Pacquiao-Mayweather megafight in Las Vegas. Tickets range from $1,500 to $7,500.

“Yes, we are going to see the fight of the century,” said seller Gail Dauer, who asked for tickets for her, her husband Roger, their daughter and son-in-law.

Nelson said two other buyers offered more money for the property, but the tickets helped clinch the deal for Pacquiao.

Pacquiao’s agent Nick Enciso said he is expediting paperwork so the Pacquiao family can start moving in first week of April.

“The two other bidders offered a much higher price but the current owners decided to sell it to world boxing icon Manny Pacquiao,” Nelson said.

This reporter asked Nelson about the exact price of the lot but she refused to divulge it.

Various media reports put the cost of the mansion at about $12 million (P540 million).

Nick Enciso, a real estate agent here and a close friend of Pacquiao, said the boxing superstar and representative from Sarangani had already paid a certain amount as down payment.

“We have already closed the deal but I cannot divulge the exact amount,” Enciso said.

Pacquiao said the mansion was his gift to his wife, Sarangani Vice Gov. Jinkee Pacquiao, and their children. Pacquiao attributes his success to his wife.

“Behind all my success in life is my wife, Jinkee. This mansion is my gift to her and our children,” Pacquiao said.

“I wanted to surprise them. But it’s no longer a secret. Maybe they know it already. I could not hide it from the media. Reporters are following me wherever I go,” he added, laughing.

Guarded neighborhood

Pacquiao and his team dropped by the mansion after attending a church service on Sunday.

The prime estate is located at the affluent and guard-gated neighborhood known as the Summit.

The current owner, the couple Roger and Gale Dauer, told this reporter that the property was sold by Diddy to another individual before they bought it in 2011.

“We reconstructed the house and made some expansion,” Dauer said. “There were three buyers, including Manny Pacquiao. The two other buyers quoted a much higher price but we decided to sell it to him (Pacquiao) because we like him.”

An impressive spiral staircase and a massive chandelier greet guests when they enter the reception hall of the two-story estate.

The ground level features a chef’s kitchen, a state-of-the-art media room and a family room with a sports bar.

7 bedrooms

There are seven bedrooms—including a master’s suite—and seven baths upstairs.

Each room boasts of a Crestron home automation system with temperature, lighting and audio iPad control.

The total lot area of about 2,800 square meters (30,000 square feet) includes a wide cobblestone driveway, a swimming pool with a fountain and spa, several fire pits and patios.

Drug test

Ahead of their May 2 megafight, both Pacquiao and the unbeaten American Floyd Mayweather Jr. had agreed to Olympic-style testing, the US antidoping agency said over the weekend.

GMA News network in Manila said Pacquiao on Saturday already gave blood and urine samples to a medical technician that made an unannounced visit to his training area.

Pacquiao agreed to the extra doping protocol as part of the contract he signed with Mayweather.

Both Mayweather and Pacquiao must make themselves available for random blood and urine tests and provide US antidoping officials with travel itineraries. They will also be tested after the fight.

Samples will be examined for human growth hormone and other substances.

Drug testing was an issue in 2010 when talks for a Mayweather-Pacquiao showdown failed. Mayweather accused Pacquiao of using performance-enhancing drugs. Pacquiao denied the claim and sued Mayweather, a dispute the two settled out of court.–With reports from AFP and Inquirer Research

The house next door used to belong to pop performer Britney Spears, said the boxer’s close friend and real estate agent Nick Enciso, who had sealed the deal on Pacquiao’s 930-square-meter (10,000-square-foot) mansion in the gated community known as The Summit.

The Summit, so called because of its elevation, is located in the Beverly Hills Post Office area and has a 24-hour security and car patrol. It also comes with the coveted Beverly Hills 90210 zip code.

This section of Los Angeles adjacent to Beverly Hills on the north has long been known as a celebrity-filled neighborhood, Enciso said of Century 21 Classic Estates, which specializes in high-end properties.

Home prices in The Summit generally start at $3 million and can go as high as $14 million, depending on the building’s condition, lot features, the view and square footage, Enciso said.

Asking price: $12.5M

Pacquiao’s soon-to-be home has one of the biggest lot areas and interior footage in the neighborhood. Its asking price was $12.5 million.

There are about 80 luxury homes in the modest-sized gated community made up of only six streets, Enciso said. The homes feature an eclectic mix of architectural styles, including Mediterranean, colonial, traditional, Tudor and contemporary.

The escrow process, which takes place between the time when the seller accepts the purchase offer and the buyer gets the keys to the new house, will start very soon, according to Enciso.guyito

“If everything goes smoothly, Pacquiao would be able to move in within a month, just before his May 2 megafight with Floyd Mayweather Jr. in Las Vegas,” he added.

Enciso said the two-story Pacquiao mansion, which used to be owned by record producer and entrepreneur Sean John Combs, also known as Diddy, was the third property that the boxer visited and considered for purchase in the Beverly Hills area.

“Manny knew it was what he wanted as soon as he entered the mansion,” recalled the real estate agent. It was supposed to be a surprise gift to his wife, Sarangani Vice Gov. Jinkee Pacquiao, and their children.

Pacquiao’s neighbors, Gwen Stefani, husband Gavin Rossdale and their three children live in a six-bedroom, 836-square-meter (9,001-square-foot) mansion, which the singer purchased in 2006 for $13.25 million, according to public records.

The house was purchased from hospitality mogul Sam Nazarian, who bought it in 2004 for $12.5 million from Diddy’s former girlfriend, Jennifer Lopez.

In a recent interview with a Mexican broadcaster, Francis said what he misses most being pope is going out to get a pizza. Now, he eats in the communal dining room of the Vatican hotel, serving himself cafeteria-style like the rest of the guests at dinner.

Francis also got some other treats during his visit to Naples: Some biscuits and sweets made by some cloistered nuns who literally mobbed him as he sat in the Naples' cathedral.

The Naples' archbishop, Cardinal Crescenzio Sepe, who made a special dispensation so the nuns could come out of cloister for the papal visit, admonished the nuns for their behavior. But he said their cookies are very good and that he eats them for breakfast with milk every day.
